WHAT SERVICES ARE INCLUDED IN YOUR REAL ESTATE TAXES?

  1. GARBAGE SERVICE: Household Garbage pick-up is on Tuesday & Friday each week. Garbage receptacles are to be stored in the garage and placed outside only on the day of scheduled pick-up. Garbage receptacles are the owner’s responsibility to purchase.
  2. RECYCLING SERVICE: Recycling pick-up is on Tuesday each week. Recycling must be placed in a special receptacle that must be obtained from Waste Pro at: (772) 595-9390.

WHAT SERVICES ARE INCLUDED IN YOUR HOA FEES?

The costs of the following services are included in the assessments to the Home Owners Association (HOA for Sweetbay Village):

  1. LANDSCAPING: Landscaping services include mowing, edging, weeding, pruning, fertilizing, chemical spraying, mulching and irrigating. For requests for services such as removal or replacement of shrubbery or other plantings, please complete a “Landscaping Services & Request Form” found on this site. Questions regarding landscape should be directed to the Village Landscape Coordinator.
  2. PRESSURE CLEANING: All driveways, front walkways, cart paths and utility areas are pressure cleaned in the fall.
  3. PREVENTATIVE MAINTENANCE INSPECTION PROGRAM (PMI): Sweetbay Village has subscribed with the POA Maintenance Department for an exterior inspection of each unit to be made three times a year (does not include inspection of roof). A report is sent to each homeowner indicating any problems that are detected. Homeowner is responsible to pay cost of repairs.
  4. VILLAGE PAINTING: The exterior of all homes in Sweetbay Village are repainted on an 8- or 10-year cycle.
  5. VILLAGE POOL: The village pool and its facilities are cleaned and maintained by an independent contractor.

WHAT SERVICES ARE INCLUDED IN YOUR POA FEES?

The costs of the following services are included in the assessments to the Property Owners Association (POA):

  1. BULK CABLE/INTERNET SERVICE: The Master POA has a bulk rate agreement with Hotwire Communications. Fiber Optic TV and Internet Service (150/50 speed) are included in the POA assessment. For additional services or to report a service related issue, please call our on-site office at: (772) 204-9390. To deactivate your TV service during away time, please call (561) 509-5429 at least two weeks prior to your return to reactivate services.
  2. HOME TELEPHONE SERVICE: New homeowners may make arrangements to have home telephone service. Hotwire, Comcast and AT&T are the service providers in our area. Please contact service providers directly at: Hotwire (561) 509-5429; Comcast (800) 934-6489 or AT&T (800) 288-2020.
  3. HOME SECURITY SERVICE: The Master POA provides ADT monitoring service that is included in your POA assessment. It is mandatory per the Master Declarations. To initiate service or discuss features, please call: (800) 878-7806. To report service related problems, please call Harbour Ridge Security directly at: (772) 336-1180. Please be reminded that your alarm is required to be registered with St. Lucie County and you may do on the public safety section of their website.

HOW DO I CHANGE MY HOME’S NAME/ADDRESS SIGN?

New homeowners should contact Laurie Snyder, Property Maintenance, Office Manager, at: (772) 336-1885 for information on how to obtain your new house sign.

WHAT ABOUT PEST AND TERMITE SERVICES?

  1. PEST CONTROL: Individual responsibility; not included in assessments.
  2. TERMITE (SUBTERRANEAN) PROTECTION PLAN: Not included in assessments. Individual responsibility if a contract is desired. (New homeowners should check with seller to determine if a contract is in place that can be assumed by a new purchaser.)
